If you do not know the history,replace the fluids and start tracking from thereon.
When I got my car in May this year,I replaced the coolant,the power steering fluid and just did the brake fluid...

You are ok.The grease is for the rack.If the hyd fluid is leaking the whole area will be wet and the boot will be fouled with fluid.
Just smack new boots on and you will be good to go.....
