It is although the road takes considerable care and skill to drive on. I'll try and post a movie when I have time.

Sweet! Lookin' forward. Now that I take a look at the pic again, if the roads are as gravelly as it looks, I can see what you mean. I've never used a protection film, but could see splurging for my first if I drove on roads like those. Cheers.

Landlord paid an electrician to replace the fuse boxes with a modern electrical panel.

Why is a rental property yielding 550mo worth 500000 pounds? Also, why are the taxes so low? In the us, the rental rate would be about 7 times as high, and the taxes probably 5x depending on the jurisdiction.

Europeans and their low taxes and cheap rents...

It is / was in a poor state of repair. The house had been vacant for 7 months when we approached the landlord. It had not been advertised for rent partly because of apathy and also because it wasn't legal to rent.

The house has been owned by the same family since it was built. They aren't interested in selling it.

We signed a two year rental contract. The landlord wanted responsible tenants and caretakers, not short term profit. We've spent about £2000 of our own money on improvements.

Also, why are the taxes so low?

High UK taxes are mostly a myth. Sales tax is 20% but property and income taxes are lower than we were paying the US.

I remembered to bring a camera when we walked the dogs this weekend.

Converting to USD gives me $880/mo and 802k value. You're saying an 800k house would rent for over 6000/month?

On what planet is that?

Try more like 2400/mo in a metro area.

I'm with stupid. It's a beautiful house, but when the novelty wears off, it's becomes an economic issue. Let see what happens after the 2 year contract is over.

The novelty would wear off after the first really hard winter - this is northern wales on the atlantic coast - that can be a hard winter... but they might miss much of the weather in any given year.. I expect storms to make this a tough place to be in the middle of winter though.. hence they were looking at land rovers... my bet is the last X-yard - maybe X-Miles - are dirt and cobble road... possibly.

I am assuming they have good relations with the locals - I know up there that we encountered hostility as english - perhaps the Americans are accepted better...

I wish Andrew*Debbie the best! I know I would not survive.
