Based on your experience, would you recommend getting a 2009 model now or wait a few months and get a 2010, if the only decision factor was the monthly lease amount? In other words, should I expect 2010 model to have better or worse lease terms than currently offered for the 2009 model? This is regarding a 3-series coupe and euro-delivery (so waiting a couple months to get a 2009 model off the lot is not an option).

Hello
No one can predict lease rates, they get released to the dealers each month i believe, so its impossible to say what they will be next year. Factors such as the economy will impact what deals BMW offers. If the economy turns around, they may not be as generous with financing and other deals. I was lucky enough to get in with .9 financing which may not happen again, who knows.

I'm in the same boat - I want a ED 2010 3-Coupe (which will supposedly be LCI'ed) on a 24 month/10k lease but the residuals suck right now. I am waiting with cautious optimism for better ones on 2010 models. Money factor is great though!

Trying to decide the same thing myself. Right now, the coupes have $1k incentive plus a low money factor. The residuals will likely be a few percent higher, but so will the money factor (that's usually how it plays out at the begininng of a model year) So let's assume that the money factor increases by .001 (adding about $70/month), and the $1k incentive goes away. On a 36 month lease that would be about $3500. On a car with a 45k sticker, that would require an 8% rise in residual to make up for. That's unlikely to happen; if we're lucky we'll see about a 4-5% bump which means that a '10 is likely to cost roughly $1500-1800 more of the course of the lease (or about $50 more a month on a 36). If the mf only rises .0007 from where it is now, that would save another $20/month roughly. I guess you could think of that as the premium you pay for getting some new features like the voice ontrol and the facelifted style. But the short answer to your question is that 09 is almost certainly going to be a better deal from a monthly payment perspective.
JWAC-- with a 24 month lease term it becomes more interesting. BMW sometimes offers residuals in the 70% range for 24 month leases at the begining of the model year; although I don't think they've been that high recently on any 3 series. I could see them getting up to around 68% on a 10k lease; but that's still going to make it more expensive than a 36 month lease (assuming ED).
