Leasing 328i 2011, Please advice, first time owner

I am going to lease 328i 2011.

I am getting premium package black on black, 15k miles. It is 2 years lease. I am paying 350 (including taxes)

I have some questions.

1. Should I get excessive wear/tear insurance. It is offered at 750 for 2 years.
2. When I return car at end of 2 years, would I need to put new tires in car before returning?
3. What dealership can pull on me when I return the car so I can make sure I understand contract clearly.
4. Also should I get wheel/tire warranty?

That's a very good price. Are putting money down to get that price?

1) Do not get the wear and tear insurance. Waste of money.
2) You will only need new tires if the tread is below a specified depth. At 2 years with all season tires and 30K miles you should be fine.
3) You will be charged for certain wear items at the end of the lease. Scratches or dents above a certain size will be charged, chipped windshields, scraped front bumpers and the like. It should not come close to $750.00. Read the lease agreement.
4) The wheel/tire warranty is a gamble. It depends on the cost.

No, I am not putting any down I know it is a great deal. I hired some one for 300 bucks to help me find this deal. Its not over till its over. So tomorrow I should be getting my car if every thing goes fine.

The guy who is helping me to find this deal is recommending me to get wear/tear for 750 bucks. His point is that this warranty covers tires as well so at end of 2 years, I will need to change tires any way before I return my car and they cost 800 bucks so it is totally worth it to get this wear/tear insurance.

I think I will not need wheel/tire so I will avoid that.
