To my horror, what I stumbled upon today!! Why is this happening!?

I've owned several cars with Shadowline Trim and never seen that.
Take it to dealer. I'm sure BMW will replace it under warranty.

That does not look right - sure looks like rust forming underneath the paint? As others have said - take it to the dealer and demand a replacement.

Either rust or some contaminant which did not let the paint adhere.

Warranty should fix it.

Just the one area affected?

Brought it to my dealer, showed it to my service writer who brought out the service manager. Stated they never seen it before, took pictures, and ordered a replacement part.

That's the shadowline trim. No big deal. It's not part of an integral panel on the car. This part is not pained but rather a covered. Not a big deal to replace.
