Can anybody calculate my monthly payments with $7000 trade-in credit and $81 down payment? Down payment is just $81 for some reasons. This is for Texas and I have $925 and $332.25 for fees. I am rolling taxes and fees in my lease. Please help me calculate my monthly payment.

You need more numbers than that to calculate the monthly payment. You can download a lease calculator for your smartphone called "leasematic" to assist you. It is like $1.99 but thats less than a fast food burger, so should not be an issue.

It has a wizard mode which prompts you to put in the numbers you need. If you dont have some of them, you can ask your client advisor for them, and then calculate your payment.

Just as a side note, I have read on bimmerfest that, because of how taxes are calculated in texas, it is one of the few states that offers something called "owners choice" which provides a better tax situation for many people. In texas you pay all the taxes on a lease up front.

You might want to check into owners choice. BTW just for your info, the $925 is a lease aquisition fee (non negotiable if you lease). Owners choice is not a lease (you are actually buying the car with a ballon payment at the end, but you still can turn it in like a lease according to what I have read here.

There must be some back end money on X3s right now, if you are getting over 8% off AND the $3500 lease credit. You would not get that credit if purchasing I dont think, but in Texas most of that credit would just go toward the taxes.

EDIT:

Also just FYI, from what I calculated earlier, I think the residual number is 53 just like you said, for 36/10 anyway. Base money factor on a lease right now is .00138 so you are good there. if you were to do owners choice, its not a lease so there is no money factor... there is a more traditional interest rate. .00138 converts to 3.312 Percent interest (MF * 2400), so if you look into owners choice, that is the interest rate that is comparable to the base money factor.

What is the cap cost (selling price?) saying you are getting a 8.5 percent discount and a $3500 rebate is still not telling us what the actual cap cost of the lease is.

You should have a quote from the dealer with the actual cap cost number.

According to what you are posting:

MSRP 53,945 * 8.5% = 49,390
49390 - 3500 cash rebate = 45,860

So, is your selling price / cap cost really 45860? It doesnt make sense for me to try to check the rest of the numbers unless I have the selling price.

What is the tax rate, where you are?

Whats the documentation fee they are charging?

Whats the DMV fee they are charging?

What lease term are you looking at (months)?

How many miles?

Basically, what is the exact breakdown of the fees (you list 332. but what does that cover? doc and dmv etc?)

I am not trying to be nosy, I am trying to assist you with what you asked which is to calculate this lease, but that information is needed to do so at a minimum (the exact selling price of the car, not listed as 8.5% discount but verify the actual selling price number), and what the specific fees are, as well as lease term and miles.

Lease - 36/10
MSRP = $53945
Discount = 8.5%
Rebates after discount = $3500
Down payment - $91
Selling Price - $53945*.915 = $49,359
Sales Tax - (49359-7000-3500)*.0625 = $2428
Acquisition fee - $925
Title, License etc - $332.25

Gross Cap Cost = 49359-3500-91+2428+925+332.25 = $49,454
Residual Value = 53945*.53 = $28590
Depreciation = 49454-28590 = $20863
Base Payment = 20863/36 = $579
Interest = (49454+28590)*.00089 = $69

Total Monthly Payment = 579+69 = $649

Can anybody please verify this?
I'd really appreciate it.

Thanks
